Choosing the right remodeling contractor is one of the most important decisions you'll make for your home. The right contractor delivers a beautiful result on time and on budget. The wrong one can cost you tens of thousands of dollars in repairs, delays, and stress. Here's a practical checklist to help you make the right choice.
Verify Licensing and Insurance — Always
In Illinois, general contractors are not required to hold a state-level license, but most municipalities in the Chicago suburbs require local licensing or registration. Always ask for proof of both general liability insurance and workers' compensation insurance. General liability protects your property if something is damaged during construction. Workers' comp protects you from liability if a worker is injured on your property.
Ask the contractor to provide certificates of insurance directly from their insurance carrier — not just a copy of the certificate, which can be outdated or falsified. Call the carrier to verify the policy is current.
Check Their Portfolio and References
Any reputable remodeling company should have a portfolio of completed projects — ideally with photos of work similar to what you're planning. Ask for three to five references from projects completed in the last two years, and actually call them. Ask specifically: Did the project finish on time? Was the final cost close to the estimate? How did the contractor handle problems when they arose? Would you hire them again?
Get Multiple Detailed Estimates
We recommend getting at least three estimates for any significant remodeling project. But don't just compare the bottom-line numbers — compare what's included. A low bid that excludes permits, demolition, or certain materials may end up costing more than a higher bid that covers everything.
A quality contractor's estimate should be itemized: it should list specific materials (by brand and model where applicable), labor costs broken out by trade, permit fees, and a payment schedule tied to project milestones.
Red Flags to Watch For
- ✗ Requests for a large cash deposit upfront (more than 10–15%)
- ✗ No physical business address or only a P.O. box
- ✗ Reluctance to provide proof of insurance
- ✗ Vague or verbal estimates with no written contract
- ✗ Pressure to sign immediately or "lose the deal"
- ✗ No permit pulled for work that clearly requires one
- ✗ Subcontractors who show up unannounced and unvetted
Understand the Contract
Before signing anything, make sure the contract includes: a detailed scope of work, a materials list with specifications, a project timeline with start and completion dates, a payment schedule tied to milestones (not arbitrary dates), a change order process, and warranty terms for both materials and workmanship.
In Illinois, contractors are required to provide a written contract for home improvement work exceeding $1,000. If a contractor is reluctant to put things in writing, that is a serious red flag.
Communication Is Everything
The best indicator of how a remodeling project will go is how the contractor communicates before you sign. Do they return calls promptly? Do they answer your questions clearly and without condescension? Do they proactively share information, or do you have to chase them for updates?
