Bathroom Remodeling on the North Shore
Where the Waterproofing Matters More Than the Tile

Almost every North Shore bathroom we remodel is on a second floor, in a wood-framed house, directly above finished living space. That single fact changes the whole job.

A shower pan that fails in a slab-on-grade house is an annoyance. The same failure above a dining room ceiling is a five-figure problem eighteen months after the work looked finished. The parts of a North Shore bathroom that decide whether it lasts are all invisible by the time the tile goes on.

What a bathroom remodel actually involves in Chicago's North Shore

Wet areas above finished rooms

Membrane, pan slope and curb detailing get done properly because the consequence of getting them wrong lands on the ceiling below.

Cast-iron stacks and galvanized supply

Common in homes of this era and usually replaced during a gut, while the walls are already open and the cost is marginal.

Joist layout limits drain moves

Relocating a toilet or shower is not always a matter of preference. Where the joists run decides what is possible without structural work.

Plumbing on exterior walls

Needs insulating and detailing correctly, or it freezes in a bad January — a failure mode that simply does not exist in warmer markets.

Ventilation ducted fully outside

Not into the attic. Venting into an unconditioned space is how moisture ends up in framing and insulation over a Chicago winter.

Village-specific inspections

Rough-in and final inspection schedules differ across North Shore municipalities and get built into the timeline.

Bathroom Remodeling in Chicago's North Shore

How long does a bathroom remodel take?

A full gut and rebuild of a master bathroom typically runs 3–5 weeks on site. Powder rooms are faster. Waterproofing and tile set both need proper cure time, which is not a stage worth compressing.

What makes a bathroom fail early?

Almost always waterproofing, not finishes. An incorrectly built shower pan, a membrane that stops short, or a fan vented into the attic will undo a beautiful bathroom within a couple of years.

Can you move the shower or toilet?

Often, but it depends on joist direction and where the waste stack runs. We establish what is actually possible during the survey rather than promising a layout and revising it mid-build.

Do you work in Lake Forest and Highland Park?

Yes — along with Winnetka, Glencoe, Kenilworth, Wilmette, Northfield, Glenview, Northbrook, Deerfield, Highwood, Lake Bluff, Evanston and Park Ridge.
