A finished basement is the cheapest square footage you will ever add to a North Shore home — and the easiest to get badly wrong.
Everything happens below grade, against soil that freezes and thaws every year. The work that decides whether the space is still good in ten years is all finished before the first sheet of drywall goes up, which is exactly why it is the work most often skipped.
Grading, downspout discharge, drain tile and sump capacity get resolved first. Finishing over an active moisture problem hides it for about one season.
A below-grade bedroom needs a compliant egress window and well. That is excavation and a structural opening in the foundation, not a trim detail.
North Shore basements are often tight. Ducts, beams and waste lines get rerouted to win the inches that make the difference between a basement and a room.
Foundation walls need an assembly that manages vapor in the right direction, or moisture gets trapped inside the wall through winter.
Common across northern Illinois. Testing — and mitigation where levels call for it — belongs in the plan before the slab is covered.
Below-grade finishing is inspected carefully, and requirements differ between North Shore municipalities.

Most finished basements run 6–12 weeks depending on scope — a bathroom, a wet bar or an egress window each add time. Any water remediation happens first and is scheduled separately.
Usually, but not before the water is dealt with. We identify where it is coming from — grading, downspouts, drain tile, hydrostatic pressure — and resolve it first. Finishing over active moisture is the single most expensive mistake in this category.
If the plan includes a bedroom, yes. Code requires compliant egress for below-grade sleeping rooms, and it is also the right call regardless of what the plans call the room.
Finished lower-level space generally returns less per square foot than a kitchen, but costs considerably less per square foot to build — which is why it is often the most practical way to add usable room to a North Shore home.
